Design & Development Phase
Free consultationDuring your free 1-hour consultation, we'll review the scope of your project & budget to ensure a smooth & efficient project.
Outcome: After you tell us what you have in mind, we'll provide ideas based on your space and our knowledge of local codes. |
Program PlanningWe'll verify your objectives, budget, timeline, and code requirements to scope the project.
Outcome: We'll deliver drawings of the current site and floor plan. You'll join us for a 2+ hour in-person meeting to develop the preliminary design with the contractor. |
Schematic Design & DevelopmentThrough open collaboration, we'll deliver sketch options and will iterate until you're happy with the proposed design.
Outcome: We'll work with the planning department to obtain the approval required for the design. |
What happens next? At the end of this phase, we'll review technical drawings of the site plan, floor plan, exterior elevations, and area calculations. This is when you'll approve the design and I'll send you an invoice* for the design development phase.
*Invoices include my hourly rate and optional services that may be required are soil reports, structural engineer, and/or title 24+ green rating.

Construction & Documents Phase
Construction DocumentsWe'll prepare the drawings and documents for permit approval (includes calculations, mechanical, and electrical plans).
We'll also get construction bids and share all the documents for your final review. |
Building PermitWe'll coordinate with the building department to get the building permits, so you don't have to go through the hassel.
At this time, you'll review the invoice* for construction and all final documents. *Fixed fee based on scope established. |
